A DSCR loan (Debt Service Coverage Ratio loan) is a type of investment property financing that allows real estate investors to qualify based on the rental income of the property instead of their personal income.

Traditional mortgage loans usually require W-2s, tax returns, and strict debt-to-income ratios. DSCR loans work differently. Instead of focusing on the borrower’s personal finances, lenders evaluate whether the property itself generates enough rental income to cover the loan payment.

The DSCR is calculated by comparing the monthly rental income of the property to the total monthly debt payment, which includes principal, interest, taxes, and insurance.
